Beijing Real Estate Bubbling
Beijing real estate is bubbling….not cooking…bubbling.
An investigative report found that the ratio of selling price of 10,000 second-hand houses to their related house rental fees has reached the "alerting" line.
Rental-fee for an average one-bedroom apartment in Beijing is 1,526 yuan/mont. The average selling price is 370,000 yuan = 242:1.
For a two bedroom apartment the ratio is 280:1 and for a three-bedroom apartment it is 286:1.
International standards say real estate investment is normal when the ratio is between 200:1 and 300:1.
Above 300 indicates that bubbles have emerged.
I admit. I didn't know there were such calculations. That would mean I live in a real estate bubble econmy as well here in Silicon Valley.
